How to Stop a Leaking Roof Before the Rainy Season

Every year, the first heavy rain finds every weakness a roof developed over the previous twelve months — hairline cracks, lifted flashing, perished sealant around penetrations. By the time water is visibly dripping through a ceiling, the damage has usually been building for months.

The good news: almost every roof leak gives warning signs well before the rainy season arrives. Here's what to check, and when a coating — rather than a full re-roof — is enough to fix it.

1. Start with the low points

Water always finds the lowest point on a roof plane. Ponding water around drains, parapet corners and expansion joints is the single biggest predictor of where a leak will start. If you can see standing water more than 48 hours after rain, that area needs attention regardless of how the rest of the roof looks.

2. Check every penetration

Skylights, vent pipes, AC units and satellite mounts are where most roofs actually fail — not the flat field of the roof itself. The seal between a rigid fitting and a flexible roof membrane is under constant thermal stress in Kenya's heat, and generic sealants dry out and crack within a season or two.

  • Inspect the sealant ring around every roof penetration for cracking or shrinkage
  • Look for rust staining below metal fittings — a sign water is already getting underneath
  • Check that flashing is still mechanically fixed, not just relying on old sealant

3. Know when a coating is enough

If the roof deck itself is structurally sound — no rot, no significant deflection — a liquid-applied membrane is almost always faster, cheaper and less disruptive than tearing off and replacing roofing sheets. Kifaru's liquid rubber system is applied directly over metal, RCC, asbestos cement and most existing coatings, bonding into a single seamless, UV-stable membrane with no seams for water to exploit.

"The roofs that fail again within a year are almost always the ones that were patched instead of properly resurfaced. A patch fixes yesterday's leak. A membrane prevents tomorrow's."

4. Don't wait for the visible leak

By the time a stain appears on a ceiling below, water has typically been finding its way through the structure for weeks. A pre-season inspection — checking drains, joints, flashing and any areas of visible wear — costs a fraction of emergency repair and interior damage.

What our site survey checks

  • Surface condition and existing coating adhesion
  • Drainage points, ponding areas and slope
  • Condition of flashing, parapets and penetrations
  • Structural soundness of the roof deck

If your roof is due for a check before the next rainy season, our team offers a free, no-obligation site survey across Kenya — with a written scope and quote within 24 hours.
